Nearly Half Of The Oceanfront Condos Sold At The Essex & Sussex In Spring


For nearly 40 years, Applied Development Company has been at the forefront of Hudson County development.

Throughout its history, the Hoboken-based company has left an indelible mark on the region with the creation of thousands of luxury and affordable residences and numerous public parks, recreational amenities and transportation facilities.

"We were the first in the state to focus on urban development, and certainly the first in the county," says David Barry, president of the company's construction arm. David's brother, Michael, is president of Applied Management, the asset-management side of the business.

"While our activities have expanded throughout the state, we are deeply rooted in Hudson County and remain committed to maintaining and enhancing the local fabric here."

Based on that conviction, Applied, which continues to own and manage the overwhelming majority of its long list of developments, a current asset base in excess of a billion dollars, is aggressively moving forward with large-scale projects throughout the area.

In March, Applied will unveil The Sovereign, a new luxury rental community featuring 260 residences and ground floor retail shops, located within its Shipyard mixed-use development on Hoboken's northern waterfront. Already completed at The Shipyard is a one-acre public park, a new waterfront walkway, a ferry terminal with service to Manhattan, a full-service marina, and 1,100 upscale rental and for-sale residences. In addition, an exciting mix of retail shops are located onsite.

Also in Hoboken, Applied is bringing one of the country's premier hotel names to the "Gold Coast" with the recent groundbreaking of the W Hoboken Hotel and Residences. The new 25-story iconic hotel is rising on the city's southern waterfront and will feature 225 rooms and 37 luxury condominium residences with unobstructed views of Manhattan. The striking hotel will feature W's signature Living Room experience, a bar with panoramic Manhattan views, a destination restaurant, a 5,000-sq.-ft. Bliss Spa and fitness facility and more than 11,000 square feet of ballroom/meeting space.

"The W will be a world-class facility that will stand as a proud landmark along this city's waterfront," notes Michael Barry.

In Jersey City, Applied continues the development of Port Libertè, a spectacular resort-like community located along the Hudson River Waterfront. The master-planned development will eventually feature 1,290 townhomes, condominium-style residences and Manhattan-style lofts, all complemented by a wide array of amenities and services.

Adjacent to Port Libertè, construction is well underway on Liberty National Golf Course. The 18-hole championship caliber golf course is located on the western shore of the New York Bay overlooking the Statue of Liberty and the Manhattan skyline and was designed by Tom Kite and Bob Cupp.

In the pipeline is The Residences at Liberty National, a super premium luxury condominium community overlooking the golf course, the Statue of Liberty and the Manhattan skyline. The development will consist of three high-rise towers featuring more than 900 condominium homes with outstanding views.

Applied is also currently teaming up with a number of prominent development companies in the area.

In Jersey City, it is partnering with Panepinto Properties on 50 Columbus, a new 35-story building featuring 400 premium rental residences, a multi-level 950- car parking garage, and 25,000 square feet of ground floor retail space.

Applied is joining Shenkman/Kushner Affiliates on Liberty Harbor North, two super premium rental communities designed by acclaimed architectural firm HLW. The two buildings will rise above the celebrated waterfront and feature over 850 luxury apartments and 50,000 square feet of retail.

And in Harrison, New Jersey, Applied is in partnership with The Pegasus Group of Hoboken, NJ in the Harrison Commons master-plan community which will feature over 2,000 luxury residences and 80,000 square feet of retail adjacent to the Harrison PATH station.

Finally, Applied has a partnership interest in Trump Plaza Jersey City, which is being developed by Metro Homes and the Trump Organization. When completed, the community will offer 862 lavish condominium homes housed in the tallest residential towers in New Jersey.
