Prominent New Jersey Developers Form Joint Venture To Build New Oceanfront Community In Long Branch

LONG BRANCH, N.J. — Two of New Jersey's leading residential developers are joining forces to create a new community of 283 homes in a resort-like setting along the oceanfront in Long Branch, N.J.

The Matzel and Mumford Organization of Hazlet is teaming up with Applied Development Company of Hoboken to develop The Bluffs at Beachfront North, 104 Seashore-styled townhomes, and The Grand Resorts at Beachfront North, 179 condominium residences.

An onsite Information Trailer will open Memorial Day Weekend, with sales for the townhomes opening in mid summer at prices ranging from the $400,000's to over $1 Million. Preview sales for the condominium residences will open in September at prices ranging from the $300,000s to over $500,000.

In addition, ground will be broken this summer for The Ocean Club, the community's private two-story clubhouse that will feature a fitness center, lounge area, clubroom and outdoor swimming pool and hot tub.

The new development is rising on a 15-acre parcel of oceanfront property that was slated for redevelopment by the city of Long Branch. Applied was designated the redeveloper and subsequently brought Matzel and Mumford in to benefit from the company's vast experience and expertise in for sale housing.

Matzel and Mumford is certainly no stranger to the area, having developed award-winning communities in such nearby towns as Tinton Falls, Wall Township and Monroe. The Long Branch endeavor is in line with the company's recent focus on creating multifamily developments.

The Bluffs at Beachfront North will feature six distinctive townhome designs offering two-to-four bedrooms, up to 3-1/2 baths, one- or two-car garages and from 1,853 to 3,322 square feet of living space. Expansive three-story floorplans boast formal living rooms, well-designed kitchens, a luxurious master-bedroom suite with an oversized bath and a number of upscale features and appointments.

Extensive landscaping throughout the community and rear alleys that mask the townhome's garages foster a picturesque streetscape. A number of the homes face the ocean, offering spectacular unobstructed views.

The Grand Resorts at Beachfront North will offer spacious, single-level condominium residences in three elevator access buildings. Seven distinctive designs feature one-to-three bedrooms, up to two baths and from 1,075 to nearly 2100 square feet of living space. Floorplans include formal living rooms, open kitchens and a luxurious master bedroom with an oversized bath. One enclosed parking space with elevator access comes with each home, as does a private balcony. Buyers will also visit Matzel and Mumford's Design Center to select from a wide assortment of options and finishes to help personalize their homes.

The new community is the latest sign of a general revitalization of Long Branch's beachfront which includes the renovation of the Ocean Plaza Conference Resort Hotel and the opening of a new Promenade Beach Club. In addition, construction is underway at Pier Village, an adjacent site that will feature an eclectic mix of shops, restaurants and entertainment activities amidst a desirable village atmosphere.
